Charles Field, Project Architect, prepared construction documents and obtained a permit to convert the vacant bank building into retail shops with a drive-through Starbucks using the existing bank vault as a kitchen within 60 days from authorization to proceed. Negotiated with the city, building and planning department for a conditional building permit to allow value engineering during the selective demolition and construction of the existing building that reduced the client budget by $150,000 from the project. Assisted the owner in pre-bid/site walk, attended pre-construction meetings, provided monthly on-site visits, processed contractor submittals and shop drawings, reviewed contractor pay application, responded to contractor RFI’s, prepared the punch list, incorporated owner revisions, issued change orders to contractor, and issued certificate of substantial completion to owner.
